A great book to get you started in investment property
A friend recommended me to read this book to get me started on understanding investment real estate to become financially free. And I am very glad he did. A must-read if you are interested to get in the market but don't know where to start.

A beginners guide to positive gearing houses
This book explains how to use positive gearing in property as an investment strategy (in contrast to negative gearing). In a nutshell- to find properties where after a deposit the rental income covers the repayments or more, and then repeat this until you own a lot of properties. These properties are usually going to be in regional or less desirable areas, where expected capitol gains are not expected.
It's a good place to start if you don't have a good idea about the topic already, and the concepts still ring true, however keep in mind that the figures he uses are very much from the late 90's and early 00's, and while it may have been easy for him to find and buy properties that met his criteria 20 years ago, in the current age, with everyone wanting to use this approach, and even the most remote properties being listed online for anyone to find in a few clicks, the strategy isn't as easy to follow now as is was when Steve did it.

Great informative book on Australian property real estate, although slightly out-dated this book offers alot of knowledge.
